Call to order

7 Landowners present
Craig called the meeting to order and we had roll call. Talked a little bit about the assessments for the roofs. There were no objections to this in the meeting. Ascend Roofing will be doing the work and should be starting the job on March 6th. Craig did mention that the yearly HOA dues will be going up by $30.00 due to the inflation and rising cost in us maintaining the property. Someone asked about people that don’t pay now. We explained that there are 832 lots of which we have approx.. 50 people that don’t pay but we do have liens on the property so when they sell, we will get all of the money owed. Someone brought up the situation with squatters on different properties and how they are bringing property values down. We discussed that we are working with the Dept. of Health to get some of these issues resolved but it all takes time. They were glad to hear that we aren’t just sitting around but are working on the situation.
We discussed that the Water Company is having their annual meeting at the clubhouse on April 22. Everyone seemed very pleased about that. Again everyone brought up frustrations about the Water company. We encouraged them to come to the meeting and have a voice there.
Treasure Report: Tracey McGlothlin went through the report. Someone asked about the emergency fund and Carolynne explained how that is funded. Anyone can come to the office and go over the report if you would like, it is available for all to see.
Office Managers Report: Carolynne Brown went through her report. There are three main things she is working on right now. First being working with the roofing company and getting things lined up there. Again, they should be starting work the week of March 6th. She is also working with the plumber to get the pool plumbing fixed. We need to give them a deposit to get started to purchase parts. We have done that. As soon as the parts come in, they will start work. We have had 450 land owners pay the assessment so far, which is great. She is also working on the yearly mailing that will be going out. Carolynnne’s report is available if you want to see more detail.
Architectural Report: Elliott Pridmore reported that we are working diligently on the 11 problem properties to come up with solutions. All 11 properties have received letters but we have not had any responses or resolution. These properties have been reported to the Dept. of Health but we have not heard from them and we have sent 3 e-mails to them asking about the progress. Craig said he might reach out to our county commissioner Sharon Trask to see if she can be of assistance.
No report from Teresa as she was not at the meeting.
The board approved the final number of $2,700.94 for the pool repairs.
Spring clean up this year will be 3 dumpsters for just one day which will be the first Saturday in May.
Elliott got a bid to trim up the trees on the property to help with the life of the new roofs. The cost would be $3,200 to trim up 9 trees. The board concluded we need to look at this with a little more detail and get some other bids. After the meeting the board walked the property and decided that there were only maybe 6 trees that needed trimming. The board with have to have more discussion regarding this matter.
One of the people in attendance complimented the board for what they have accomplished in the past couple of years. He said we hear a lot of complaining but in fact the neighborhood has improved a lot.
At the end of the meeting Debbie Pompa mentioned that she is on the water board. She asked for people to give her examples of complaints about the water company. She asked for 5 and she got a lot of feedback. She said she was going to bring these things up in their board meeting. The perception is they are being so secretive that people wonder what they are hiding. It was nice to have a representative from the water company at the meeting, even if no one got any answers right then.
Johanna was asking about the sign and applications for new board members. She felt there should be a better way of communicating things to everyone in the area. Talked a little bit about doing a news letter a couple times during the year. Maybe posting it by the office as postage is so expensive these days.

It was great to see and hear from the owners. The more involvement we get from the land owners the better we can make our community and solve issues and concerns.
